What we score

For every parcel in a market, DevelopmentIntelligence.ai computes a 0–100 opportunity score per strategy from signals that actually predict redevelopment upside:

Each deal also carries a forward-run replacement-cost estimate (rebuild / rehab) and an interactive profit & ROI underwriter you can tune to your own comps.

Where the data comes from

Public, authoritative sources: county assessor and parcel records (ownership, land & improvement values, year built, square footage, geometry), U.S. Census demographics, and FEMA hazard layers. It's the same data professional appraisers and developers rely on — aggregated, scored across every parcel, and made searchable.

How accurate is it?

We're deliberately honest about this. Scores are a screening signal — they tell you where to look, not what to bid. Cost figures are screening-grade estimates (replacement-cost method), and the underwriter's after-repair value is an editable starting point you should refine with local comps. DevelopmentIntelligence.ai surfaces and ranks opportunities; you underwrite the deal. Nothing here is investment advice.

If it's public data, why pay for it?

Because the value isn't the raw records — it's scoring every parcel across four strategies, ranking the mispriced ones, and handing you the deal math in one screen. Pulling and normalizing county data parcel-by-parcel yourself is days of work per deal; DevelopmentIntelligence.ai does it continuously across the whole market.

How is this different from PropStream / the MLS?

The MLS shows what's listed. Most tools resurface listings and owner records. DevelopmentIntelligence.ai flags what's mispriced for redevelopment — already-built parcels where the highest-and-best-use is a teardown, renovation, or repositioning — and tells you whether the numbers work. It's a deal-finding lens, not a listings database.

How often does it refresh?
