What we compute

For every parcel in a covered market, DevelopmentIntelligence.ai produces three things — and shows its work on each:

Where the data comes from

Public and licensed authoritative sources: county assessor and recorder records (ownership, land & improvement values, year built, square footage, recorded sales, geometry), U.S. Census demographics, BLS employment, IRS migration, and FEMA hazard layers — across nine markets and roughly 4 million parcels. It's the same data professional appraisers and developers rely on — aggregated, valued, scored across every parcel, and made searchable, re-scored daily.

How accurate is it?

We're deliberately honest about this, and we publish it. The comps-AVM is validated on a temporal holdout — we predict each recorded 2023+ sale from comparable sales in the two years before it (never the sale itself), then compare to what it actually sold for. Only markets clearing the bar (median error ≤10%, coverage ≥85%, ≥75% within ±20%) use comp-based values; the rest fall back to a flagged assessed estimate, and we show which markets failed. The opportunity score is a screening signal — it tells you where to look, not what to bid. Cost figures are screening-grade (replacement-cost method). If it's public data, why pay for it?

Because the value isn't the raw records — it's a comps-verified value, a breakeven offer, and the by-right highest-and-best-use computed for every parcel across five strategies, ranked so the mispriced ones surface. Pulling and normalizing county data parcel-by-parcel yourself is days of work per deal; DevelopmentIntelligence.ai does it across the whole market and re-scores daily.

How is this different from PropStream / the MLS?

The MLS shows what's listed. Most tools resurface listings and owner records. DevelopmentIntelligence.ai flags what's mispriced for redevelopment — and shows its work: the comps behind each value and the published backtest behind the accuracy. It's an underwriting lens, not a listings database.

How accurate are the values?

The comps-AVM back-tests to 4.9–9.2% median error across our seven enabled markets (Raleigh 4.9%, Phoenix 6.6%, Tampa 7.7%, Sarpy 7.9%, Lincoln 8.7%, Omaha 9.2%). Which markets are covered?

Nine markets — Phoenix (Maricopa) deepest, plus Pinal, Tampa (Hillsborough), Raleigh (Wake), Dallas, and four Nebraska metros (Douglas, Lancaster, Sarpy, Hall). Six have a back-tested comps-AVM enabled. Not in a covered market? Tell us your market and we'll prioritize it.

How often does it refresh?

County data refreshes and every parcel is re-scored daily; deal lists and each market's "data as of" date reflect the latest snapshot.
