DevelopmentIntelligence.ai started as an internal engine for finding redevelopment land — then we realized the edge it gave us shouldn't be locked in a spreadsheet.

The premise

The best redevelopment deals rarely show up on the MLS. They're already-built parcels where the structure is worth a fraction of the land — teardowns, value-adds, and repositions hiding in plain sight in public county records. The data to find them is free and public. The problem is scale: scoring every parcel, across every strategy, and surfacing the mispriced few.

So we built an engine that does exactly that — and an underwriter that tells you whether a deal actually pencils. What used to take days of parcel-by-parcel research now takes a search box.

How we think about trust

We're a research tool, not an oracle. Our scores point you where to look; our cost estimates are screening-grade; our profit numbers are a starting point you tune to your own comps. We'd rather be honest and useful than overclaim — which is why every estimate is labeled, our methodology is public, and nothing here is investment advice.

Where we're headed
